Type a rent — one you pay or one you were quoted — and see it against what that size costs in that neighborhood, by the same model that scores every Bay Area rental on Stealpad, and against the comparable listings on the market today.
Market rent = Zillow’s Observed Rent Index for the neighborhood’s own ZIP codes (2026-08-31) × how much that bedroom count rents for against a typical home (pooled across 993 Bay Area rentals: studio 0.66 · 1 bed 0.83 · 2 bed 1.06 · 3 bed 1.43 · 4 bed 1.62) × a per-city correction × a gentle size adjustment when you give square feet. It is the same formula behind every Rent Deal Score on the site, explained in full on the rentals page.
The verdict uses the same ±8% band as the listings: inside it the rent is “about right”. The typical range is the model’s own median error in that city (San Leandro ±6% · Emeryville ±7% · Hayward ±9% · Fremont ±10% · Oakland ±12% · Alameda ±12% · Berkeley ±12% · San Francisco ±14%).
What it cannot see: condition, light, view, parking, laundry, utilities and whether the unit is rent-controlled. A rent above the model can be fair for a renovated place, and one below it can hide a problem. The renter guides cover what to check.
